At FHG 4 LLC, we believe clear communication is the foundation of every successful project. This page is designed to give you straightforward answers about what to expect when working with our team — from planning and budgeting to construction and completion.
Our goal is simple: to ensure you feel informed, prepared, and confident every step of the way.
The cost will depend on the finishes you choose for your home. The price range will be from as low as $155/sf up to $300/sf. Most recently, in the current and local market, the range ranges between $185-215/sf.
From the day we break down and depending on the complexity of the structure, the time frame can be from 5-12 months. On average we are completing custom homes in approximately 6-8 months.
Before purchasing any lot, make sure you are informed of zoning, utilities, and any recorded deed restrictions. Once you have purchased and decided to construct, the 1st step is to walk the property to determine the location of the building site. Take into consideration the slope, access from roadways, access to utilities, and position of the sun in the morning and afternoon. Before any building permits can be issued, the county will require you to have your wastewater disposal method approved (City Sewer or septic) and the county Zoning Department will have to approve that you are within the guidelines for the zoning designation.
We have worked and consulted with clients who want to manage their own builds but are unsure of the process with the permits and inspections. We offer these consultancy services, and the fee is determined by the amount of consultation and project management involved on our behalf.
Most counties allow owner/builder permits but they have a 2-to-3-year restriction where the property cannot be rented or sold.
We provide our clients with a defined line-item estimate. We like to be detailed with our estimates so that our clients can really have a grasp on budgets for all finishes on their new dream home or remodel. After an in-person consultation for new construction or large additions projects, we will need a set of plans in digital format. Based on these plans, We can provide you a rough estimate of the project cost in as little as a couple days. If the estimate is in line with your budget, we will proceed to acquire materials estimates from our vendors to define the cost better. FHG 4 LLC has used the cost-plus structure for many projects but if you are working with a bank, they prefer to see a set final turnkey construction figure which does not allow for a cost-plus scenario.
We generally require a small upfront deposit to commence the project. Generally, we will require approximately 4-6 draws on the project. These normally follow the county inspection timeline with 1-2 draws in between Rough-ins and Final.
We offer a 1-year cosmetic warranty after completion (Paint, Drywall, and Caulking). All appliances, fixtures, and electrical equipment carry their manufacturers’ warranty. We are mandated by the SC LLR to warranty structural and mechanical per their timeframes. These can be found in the SC LLR webpage.
